Architectural ServicesAdaptive Architecture can provide its clients with a wide variety of architectural services, from the initial programming and design concept through the construction phase of the project. The required level of architectural services is determined by the project type, scope and budget. We routinely provide the following services, in part or whole, to our clients: Schematic Design - Review the project requirements and generate a preliminary program and project budget.
- Review alternative building systems with the Owner.
- Prepare Schematic Designs comprised of floor plans, elevations and 3-D drawings illustrating the scale and relationship of the project's various components including its relationship to the project site.
Design Development - Prepare Design Development Documents, based on the Owner approved Schematic Design, describing the size and character of the project as to architectural, mechanical, electrical, and structural systems, materials, finishes and special design elements.
Construction Documents - Prepare Construction Drawings and Specifications detailing the architectural, site, mechanical, electrical, and structural components of the project. The Construction Documents will describe the requirements for the bidding and construction of the project.
Bidding - Assist the Owner in obtaining bids, and awarding and preparing the necessary contracts for construction.
Construction Administration - Perform normal Construction Administration services including review and certification of payment applications, review of Contractor submittals, preparation of change orders, substantial and final completion inspections, and periodic site visits to become familiar with the works progress, quality, and conformance with the Construction Documents.
